New Haven Avenue and Wickham Road New Zoning Districts
Commercial New Haven & Commercial Wickham - New Zoning Districts
To support new investment and an improved built environment along the City’s primary commercial corridors, two newly developed commercial zoning districts are being applied along New Haven Avenue and Wickham Road. The two newly established zoning districts are a consolidation of seven previous zoning districts along the corridors. Greater flexibility and improved design standards are included in the new regulations but do not taking away any of the allowed uses in the previous districts.
The consolidation effort, begun in 2015 and this rezoning initiated by the City was shaped through a series of outreach efforts with property owners, businesses and citizens, implements one of the City’s most important Comprehensive Plan policies, which states, “Institute land development practices and design standards that promote the community’s quality of life, small town character, and sense of place... “ Most importantly, the two new zoning districts accomplish one of the strategies in the Redevelopment Master Plan, on p. 54, of providing “Landing Development Code Amendments” to provide redevelopment incentives to property owners who might be interested in purchasing multiple adjoining properties or in altering and expanding existing uses by providing flexible development standards in exchange for more aesthetically pleasing buildings.

In addition, staff sent out notices to property owners in 2015 and in 2017 to announce the upcoming changes to properties along New Haven Avenue and Wickham Road.
